Is Aveley Brook Lifestyle Village a retirement village?
Yes, Aveley Brook is most definitely a retirement village (an over 55s community). We use the word ‘lifestyle’ as that’s what life at Aveley Brook is all about!
How many homes are there at Aveley Brook Lifestyle Village?
There will be 80 individual modern homes in total, all single storey and of double brick and tile construction.
What is included in the homes?
Choose from a selection of two or three bedroom homes, with double or single garages. All are ready to move straight into, and come complete with stone bench tops, stainless steel appliances, 30-course ceilings, floor coverings, window treatments, light fittings and reverse cycle air conditioning.
What community facilities are there?
So many! The Aveley Brook Clubhouse includes:
- Bowling green with lighting (for day/night games)
- Swimming pool and spa
- Outdoor BBQ and entertainment area
- Gym
- Two multi-purpose rooms
- Dining room
- Commercial Kitchen
- Games room
- Library/computer room
- Craft activity room
There is also a community garden and Men’s Shed.
What sort of ownership will I have?
We offer a 45-year lease. This means you have the right to live in your home for 45 years. The lease is non-transferrable
Do I have to pay stamp duty?
No. Stamp duty is not payable on the lease.
What fees do I pay?
- A $5,000 deposit to secure your home
- A monthly levy of $418 to cover operating costs
- Council rates, water rates, contents insurance, and utilities
Are pets permitted?
Yes, if you have an existing pet. (subject to approval)
Can we have guests stay with us?
Yes, guests are always welcome, whether to your home or our Clubhouse. Just let us know if you’re planning on having guests for an extended period of time. The maximum time a guest can stay is 12 weeks per annum, and guests may only stay whilst you are present at the village.
How secure is Aveley Brook?
There is only one vehicle entrance into Aveley Brook Lifestyle Village. A real ‘neighbourhood watch’ mentality exists throughout the community, where residents really look out for one another.
